When tenants notify us of pests (ie. roaches, mice, ants, fruit flies) we like to first guide them on trying to self mitigate the issue.
Eliminate Food & Water Sources
- Ensure tenants store food in sealed containers.
- Fix any leaks and remove standing water sources.
- Encourage tenants to maintain cleanliness, especially in kitchens.
- Use snap traps, glue traps, or bait stations in affected areas.
- If using poison, be cautious about placement to avoid harming pets or children.
We recommend the tenants clean the area(s) that they are seeing evidence of the pests. Then we have them set their own traps. We are happy to reimburse the tenants with the proof of receipts for the self treatment. Most times when tenants do their own due diligence the issue is resolved. If the issue persists after 2 weeks we are happy to then send a pest professional to service the property.
Immediate Actions:
1. Ensure Safety First – Confirm that all tenants and occupants are safe. If the fire department is still on-site, cooperate with them.
2. Secure the Property – Once cleared by the fire department, secure the property to prevent further damage or unauthorized entry. This may involve boarding up windows or doors.
3. Contact Emergency Services – If you haven’t already, notify the fire department and police if necessary.
4. Notify Your Insurance Provider– Report the incident to the property’s insurance company to start the claims process.
5. Assess Damage– Work with fire officials, contractors, or insurance adjusters to determine the extent of the damage.
6. Communicate with Tenants– Inform tenants about the situation, safety precautions, and next steps, including possible relocation if needed.
7. Contact Restoration Professionals– Fire damage restoration companies can help with cleanup, smoke removal, and repairs.
8. Document Everything– Take photos and write detailed reports of the damage for insurance and legal purposes.
9. Coordinate Repairs & Permits– Work with contractors and local authorities to ensure the property is restored to code.
10. Review Lease Agreements & Legal Obligations– Depending on lease terms, you may need to provide alternate accommodations or refunds for displaced tenants.
