Ask any property manager about rent collection and they will tell you rent collection is easy until it is not. We have a proactive approach to rent collection which involves multiple emails, texts and phone calls prior to rent being late and after rent is late. We offer multiple options for payment, check, money order, ACH transfers, credit card, and automated payment processing at partner retailers. Tenants can pay online, mail us payment, put in our lockbox, or hand deliver. We try to take all of the tenant excuses out of paying rent!

Detailed Statements and Accounting

Our customizable, web-based owner portal gives you access to a variety of reports. Here, you can review owner statements, tenant directories, and paid work orders, along with dozens of other detailed accounting tools.

Rent Collection Services

Our effective collection strategies ensure rent is received on time. If rent is missed, we promptly initiate the eviction process and pursue any outstanding balances.

Electronic Payments

To eliminate delays and mailing expenses, we offer direct deposit via ACH transfer. This convenient method enables us to collect rent, reconcile accounts, and send funds to owners more quickly.

OUR PROCEDURES

Our tenants all have until the 10th of each month to pay their rent "on time" without incurring a late fee.

We have a zero-tolerance policy when it comes to rent collection. If a tenant has a greater balance than $500, we immediately send a file to our Marshal to issue a Notice to Quit in person to the tenant. We also send email notifications and call the tenants throughout this process to stress the importance of getting current with their rental balance.

If the tenant has still not paid by the end of the month, we will be issuing a Summons and Complaint. At this time our Attorney will be sending a file to the courts to continue the eviction process.
